There is a way,a plan, where everybody wins,two-fold. Thor will win,the city will win,the existing businesses win,mega-developers win,historic preservationist win,Mom and Pop wins,Coney Islanders win,,everybody wins,two-fold more ,in profits,jobs and culture.

1. All existing businesses and old buildings are landmarked,no matter what condition.They are priceless.
2.City buys Thor's land,and all possible vacant lots.
3.City then divides the land into historical small-scale lots of varied sizes,with air-space rights for towers on some blocks.
4.City then amends the zoning for the unhindered expansion of the core 345+ - acre amusement district ,if the market should ever desire.
5.Then,in order to stimulate the economy and create an atmosphere that raises value,the City declares an international architectural/amusement competition (awarded annually).
6.With this competition created,adding further value to the area,the City then sells the hundreds of newly created lots,and air-space rights,to hundreds of different,independent buyers,big and small (.No single entity can own more than 1 lot on each block,in order to ensure market competition and variety),for a sizable profit.
7.During all this,and the resulting construction/design boom,all the existing Coney Island businesses will continue to operate-providing jobs,entertainment,and historical value,perpetually.
This isn't dreaming,this is economic stimuli.
It also is not my idea, this is just a classic city lot/grid system that civilization has fine-tuned for optimal commercial activity and efficiency, for over a thousands years.
Modern city planners and developers thought they could reinvent the city,and we all know the devastating effects that has had to our neighborhoods. The modern planning philosophy is what has given Coney all it's vacant lots and ill-placed/designed towers,evicted businesses,lost jobs,parking lots, chain store blight,cheap architecture.
The previously presented classic city plan is what fostered the Coney Island that gloriously ruled the world long ago ( the historic remains, still in existence,continue to allow Coney to rule the world 100+ years later.)
We cant make the same mistake again.We're about to though,all that potential national treasure,to waste.A bad time in history to make this mistake as well. Not to late ,though.
That really is a great scenario. The only thing you left out is a corporate sponsor to put in some big, cutting edge rides that no independent operator could afford.
The only thing is, and I'm sure others here will say the same thing, it really is a dream. Not because what you say would be impossible to pull of fair, decent people were in charge. But the city of NY is not run by fair, decent people. They lie, they lie, and they lie again. Then for variety, they lie some more. Even the CIDC is one big lie. We need artillary if we are going to beat these bums.

Thanks for responding to my comment,its an honor for me to participate on this forum.The message boards are a new media for me,I hope I dont insult anyone. It's hard not to slip into trash talk.
With the traditional-scale city block/lot formula,blocks are divided up with sidewalk front sizes from 5 ft wide to 50 ft wide x ~100ft deep,,the majority are 10ft to 20ft wide, every block has a couple 50ft-100 wide for the giants(,Disney,Six Flags,) etc.)All the old Coney "walks "(Jones Walk,many others) are restored as well.
What is also important for this brew is AIR-RIGHTS.Not only does the city sell the couple hundred street level lots,they also sell the air rights above ~ 4 or more stories.WonderWheels views will be kept.
Thor and the city get it's cake(two cakes,with air rights) and gets to eat it ,as well.They just wont be allowed to demolish any old buildings or businesses. Which is good for the new developments, because their existence will enhance whatever is to be built around them.
One of the reasons we declare a "architectural competition" is because modern developers,and society( on a certain level) has forgotten about the power of architecture.It is the ultimate medium,far more powerful than art,music,tv,cars.
We need to encourage quality architecture,materials,human-scale,and craftsmanship, like it used to be.When done properly, it is one the greatest mood enhancers of all,as well as being economy enhancing.
With Coneys future in the hands of hundreds of owners and their ideas,who knows what kind of wild creations we will see.The crowded environment will also create a pure capitalist battleground,bringing everybody's game up a few notches.
All is lost if any of old Coney gets closed or torn down.

That's the truth. The city can't afford to tie their own shoelaces right now. But they can afford to ED Sitt's lots, and begin the process of talking to corporate sponsors that could put in super rides, and bring the Zone into the 21st century. I don't understand why Bloomberg doesn't simply buy the land from Sitt personally. The guy has more money than 5 Joe Sitts, it's not like he can't afford it. He would be a hero, and by leasing out the larger lots to the amusement corporation to build hi tech, innovative rides, he will make his money back very quick. Pipe dreaming, I suppose, but only because the city is incompetent, not because such a scenario is impossible, because it is not. The City is impossible, not the scenario.

I think we are at a point of time in history,with the convergence of all the bad news,,that our city should want to take a look a this forgotten,but,proven, city planning philosophy. The game has changed,and ideas from last year dont work anymore.
6 months ago,even today,I might agree with you that all is hopeless,and everyone is corrupt,but we have entered a new age,like it or not. It does,though,open up opportunities for fresh ideas,and the dusting off of some old,tried and true ideas.
We got to consider all proposed ideas.
We got to make America great again,I'm not buying this "China's Century" bull,this can easily be America's Century Two,2000-2100.We will also lay the ground work for America's Century,III,2100-2200,which future historians shall call "The Three-peat".
but I digress..
We can not have 1 or 2 mega-corporate high tech amusement companies control all of Coney.That is a proven- wrong method of neighborhood development.We have all seen the evidence around the city and country for that.
We need hundreds of developers,including all the high-tech mega amusement corporations,they just have to compete head to head with the Mom and Pops.They cant be allowed to control a whole block or street front.Look how old Dreamland was fit into the street scene,sharing the street front with other businesses..It is actually a beneficial,symbiotic relationship for all,brings in money by establishing variety.
This is the age, where the powers that be,should rethink the status quo.Even Sitt and Bloomberg should see this,Both can build their dreams,plenty of buildable space for all. We can all make alot more money with this time-tested method,and create an economic dynamo for our kids to inherit,and the world to enjoy.
More money can be made by all,short term and long term. That is the bottom line.
If they close Ruby's and all the other old Coney Island warhorses,then-hope,money, and joy is lost.
Time is running out,someone send this equation to the powers.I am not capable.We are sitting on a f----g gold-mine,that is currently producing gold,and there is a big untapped vein underfoot,and the powers are about to seal the shaft and close shop with their outdated development scheme.We must let them know a mother-load exists.
Got to dream,dreams are ideas.
Even though the Mom and Pop establishments will save the day with their unique ideas, I would, also, like to see what Disney and the other megas would do with a 40+ story vertical amusement tower,sharing the sidewalk space,competing for attention and money, with the 5 ft wide,privately owned booth with the two-headed baby in a jar.
Smoking is dangerous.
Does anyone know what happened to the two-headed baby ? It is of great economic value for Coney Island.

I agree with you on a lot of this, but we're not talking about an entity that can change its thinking very quickly. There's a lot of inertia built into this system and we're probably going to be the worse for it.

Gowanus Lounge is reporting people are trying to call the number on all those signs, and either the phone just rings, no answer, or it goes to a answering machine who just says he is Sam Sabin, doesnt ID himself as part of Thor Equities.
I wonder if he is just out of town, or just another attempt of falsely trying to rent space, but really dont want to?? If out of town, you would think there is someone else who does his work when he is not there would answer the phone??
